Our office has been active in the real estate area as well as in the construction and supervision of buildings since 1984. Konstandinos Chaniotis, in charge of our office, and his associates (lawyers, notaries, topographers, civil engineers, accountants, architects, as well as experienced builders and technicians of all specialties) guarantee the best and fastest processing of the sale of the property you are dreaming of acquiring.

More specifically we undertake:
  1. the contract at the notary's office
  2. the planning of your home
  3. the construction of the house
  4. the configuration of the outdoor areas ( garden, planting etc.)


THE PLOTS
In the beautiful area we described, in the picturesque villages as well as in non bult-up areas, we offer building plots of various sizes.
  1. All the plots have panoramic view and are near the sea. The longest distance from the sea is 3km
  2. All the plots have directly or indirectly water and electricity supply
  3. There are two kinds of building plots
    • Plots in non built up areas
      These have to be at least 4000 sq meters to get a building permit. You can build 200 sq m as one or more houses. When 2 or 3 buyers buy it together, they can build 100 or 66 sq m each. The purchase in Greece is indiviso, while the use is determined in a private contract. The building has to be at least 15m away from the borders of the plot, and it cannot be higher than 7.5m
    • Plots in settlements
      These need to be 200 - 1000 sq m to build 160 - 400sq m. The building has to be 2.5m from the borders and not higher than 7.5m


THE TRANSFER
We undertake all the process of the purchase, which is as follows:
  1. After you have found the plot or building you are interested in and have agreed on the price, you make us your proxy and we sign the contract for you.
  2. The cost of the transfer (taxes, notary, lawyers, registration) comes up to 13% of the price the tax office determines according to comparative data of every settlement. We undertake all the paperwork and payments.
  3. Before the contract is signed, we have a topographic drawing with building affirmation prepared, our lawyers check the title-deeds and our notary makes sure the contract is valid.


PLANNING - CONSTRUCTION
When you decide to build a house, the procedure is as follows:
  1. We discuss your needs regarding the size, rooms, verandas, roof and style
  2. According to these requirements, we prepare and show you an architectural plan
  3. If you agree, we go on to get a building permit by the town planning authorities
  4. We agree on the materials to be used
  5. We prepare a detailed estimate of the construction cost and a technical report describing the construction procedure in detail.
  6. We sign an agreement on the kind and materials of construction (payment is gradual following the work done but a 30% deposit is required to close the deal)
  7. Then construction begins. The average time it takes to deliver the house is 6 working months after the agreement is signed
  8. The average cost of a holiday house is about 1400 Euros per square metre. This price includes verandas with pergolas equal to 20% of the building area, kitchen cupboards and cesspit.
  9. We also offer our help regarding interior design (furniture, curtains, lamp shades) and when the construction is finished, with the exterior design (fences, gardens, pergolas, driveways, garages etc.)
